Define the real budget

Not just the loan approval. The monthly number you are comfortable with, including taxes, insurance, any HOA and the maintenance reserve nobody mentions. We start there and work backwards to a price range.

Get financing genuinely ready

Fully underwritten pre-approval, not a soft letter. On a competitive property that difference is worth more than a few thousand dollars of price.

Tour with a filter

I will tell you what a house needs and roughly what that costs before you fall in love with it, and I will tell you when to walk. Location and layout are permanent; finishes are not.

Comparable analysis before every offer

What similar homes actually closed at, not what they listed at, plus what the disclosures and inspection reports change about the number. You go in with a ceiling you set calmly.

Structure and present

Deposit, contingency timelines, close date, rent-back, appraisal terms: the levers that make an offer attractive without simply raising the price. I call the listing agent and find out what the seller actually cares about.

Escrow without surprises

Inspections booked early, disclosures read line by line, every deadline tracked. If something material shows up, you get options and a recommendation the same day.

Should I wait for rates to drop?
Sometimes. Lower rates also bring back the buyers currently sitting out, which pushes prices up, so the monthly payment can end up in the same place. We will run your specific numbers both ways instead of guessing.
Do I need to waive contingencies to compete?
Not always, and never blindly. There are ways to shorten and de-risk a contingency, such as pre-reviewing disclosures and reports, that get most of the competitive benefit while keeping real protection. I will explain the exposure of each choice in dollars before you decide.
How much do I need for a down payment?
Less than most people assume, and the right answer depends on the payment you want and how long you plan to hold. I will connect you with lenders who will model several scenarios rather than pushing one product.
What does buyer representation cost me?
Buyer-side compensation is now negotiated and agreed in writing up front. I will walk you through the agreement, what is paid, by whom, and how it is handled in an offer, before you tour a single house.
Can you help if I am relocating for work?
Yes. Relocation is mostly a sequencing problem: commute, schools, timing against a start date and an out-of-state sale. We can do the first tours by video and plan the trip around a short list rather than a full week of driving.
